The family has grown and everyone needs a bit more wiggle room. Andrew and Julia thought they just needed more space, but it turns out the right move was life changing.

Julia, Andrew and their three growing kids spent over 7 years in their 3-bedroom Beach home, loving the location and the gorgeous reno thanks to their construction and design expertise, but it was time for more room and a project to make their creative mark.

The Story
The wish list felt almost impossible in today’s market: a wide lot (rare in the Beach), a home that had good bones and potential but could still be lived in while they renovated, all while staying in a coveted school district.

Not only did their dream home sound like a unicorn, but they started their search at a time when inventory and new listings were at their lowest levels in the year.

After some searching and finding homes that didn’t make the cut, one listed as ‘for sale by owner’ showed promise but had been on the market for over 133 days due to the list price.

Having bought or sold the majority of the homes backing on to the Hunt Club in the unique pocket of Lynndale and Wood Glen, we had in-depth knowledge of the homes and could prove the value of our offer to the seller.

Not only was the offer accepted, but we were able to get it done conditional on Andrew and Julia selling their home first – almost unheard of in the market. The icing on the cake? Moving to a truly treasured neighborhood…
