Does it matter who lists your home? Just ask Anna how the Richards Group effect made all the difference when the stakes were high.

The Seller:
Anna had lived in her home for over 55 years and who can blame her? The home overlooks coveted Withrow Park with a charming veranda to soak up the city skyline views. Located in the Frankland school district, it also offered the perfect space for a growing family, including an in-law or nanny suite.

The Story:
The home had been listed previously for 97 days but they took it off the market when no offers came forward.

Anna met Shane Little and Mackenzie Jackson when they knocked on her door to share news about a sale nearby. Shane had sold 192 Bain exclusively and quickly. Naturally, Anna wanted to know how they sold it in just one weekend.

After a thorough assessment, the Richards Group Design team prepped Anna’s home in just two weeks with fresh paint,
updated light fixtures and property styling that showcased the home perfectly.

Shane knew it would be perfect for someone who wanted to update it – the appeal was in the bones and incredible location.

The strategy was to heavily market it and make it feel fresh from the past listing. Shane and Mackenzie ran an amazing campaign drawing over 100 visitors in 4 days and 16 hours worth of open houses.

The future buyers walked into that open house, stating “We do not want to eat the croissants because we are not going to buy the house” 🙂 35 showings and 8 offers later, they were in fact, the ones that bought it!
